What to Repair Before Listing a Property

Painting, grouting, lighting, doors, and small repairs that help a unit present cleanly for viewings — without overstating the outcome.

Buyers and tenants notice the obvious first: stained walls, cracked grout, yellowed lights, sticky doors, and damp corners. Addressing those items helps a unit photograph and view more cleanly. It does not, on its own, raise the sale price or shorten the time on market.

A typical refresh covers painting, grouting and sealant, lighting replacements, door and lock repairs, minor bathroom or kitchen touch-ups, and general maintenance. The aim is a tidy, well-kept space — not a full redesign.

Walk the unit as a visitor would. Start at the entrance, then living, kitchen, bathrooms, and bedrooms. Note every mark, leak stain, loose fitting, and burnt-out lamp. That walk-through becomes the scope.
